What brought you to New Mexico? My husband and I sold everything we owned -- home, martini & multi-media businesses, including the real estate and a coffee cart -- in the span of one week. We decided it was a sign to move on, and so we headed west thinking we'd end up in the Pacific Northwest. Not long after we started out we hit a bad patch of weather and ended up stopping in Santa Fe to visit a friend who lived here. Long story short: we never left, and we've been very lucky to call the Land of Enchantment home ever since.

How did you get involved in Turnkey Vacation Rentals? The CEO recruited me. At first, the position didn't interest me, but I happened to mention it to my husband who researched the company and the role and encouraged me to give it a second look. After several phone and email conversations, and a trip to Austin, I was in!

What is a Turnkey? A turnkey is a vacation rental solution that offers everything one could want or need, in one fell swoop or one deal.

Why would someone want a turnkey rental rather than say an Airbnb? With TurnKey, a home is actually listed on Airbnb -- along with 50+ other well-known vacation rental websites -- although because we handle guest inquiries and reservations 24/7 for our owners (all of whose homes are on Airbnb, and all of whom are Super Hosts!), they are free to enjoy their lives and pursue their dreams, goals and interests while we tend to the business of handling all aspects of the property management. TurnKey is truly the smarter way to vacation rental.

How many homes are currently registered with your company and where are they located? Overall, TurnKey manages about 3,600 properties for our homeowners in 55 popular vacation destinations across the United States, including Hawaii. Our local team currently has 40 homes signed up with 25 already live and bookable in Santa Fe and Taos. We just got started, and so we're already very encouraged by our early success!

How does your company protect homeowners? Our protections are multi-fold. We install a special digital lock, Samsung tablet and Wi-Fi router that all have proprietary technologies developed by TurnKey. Unique keypad lock codes are generated for each guest and expire upon departure. Additionally unique, expiring codes are provided to cleaners and other home-care professionals so that the home is kept in tip-top condition in a safe-and-secure manner. The tablet has special decibel monitors so that when the decibel level exceeds what would be considered acceptable, the guest will receive a call. Likewise, the router uses special Wi-Fi sniffing technology so we can easily detect the number of logins. If TurnKey discovers a party is going on or finds a situation where there are too many people in one of our homes, we'll send out private security to evict on the spot and any damages will be the responsibility of the individual who booked the home. Furthermore, when our guests make a reservation in one of our TurnKey homes, they pay for a property damage waiver which covers the unintentional or negligent damage. The damage waiver takes the place of the outdated security deposit where guests would have to write a check or leave an amount on hold on their credit cards. Our guests love the damage waiver which makes booking our homes that much easier and quicker. Finally, our company and our homeowners respectively carry insurance that covers their homes from a liability standpoint.

How long can a person rent a property from your company? Generally speaking, TurnKey homes are available from two nights up to 90 nights. Some of our homes are available for longer stays though we specialize in vacation stays as opposed to residential.
