Swan Realty was formed in 2014 in Red River. Owner Rob Swan had obtained his qualifying broker license and decided to head out on his own. He started out by renting a desk in an existing office on Main Street until he found a building that would suit the needs of his new company. However, even after purchasing the new building, he was still the only broker.

Times have changed.

Swan had previously owned The Bull O’ The Woods Saloon and was also a real estate investor. Selling the saloon allowed him the opportunity to go full time into real estate.

“I’ve always enjoyed working with people, and if the truth be told, real estate has a lot more to do with people than it does real estate,” he said.

With that philosophy, Swan Realty was formed. Shortly afterward, a vacation rental management department was added to the list of offerings.

When Swan talks about providing service, he is not only referring to his clients but also his associate brokers.

“There is no way our associate brokers can take care of their clients effectively if they don’t have the support they need,” Swan said. 

Broker support is key, according to Swan, and this includes assistance in social media, graphic design and video production, along with constant in-house continuing education. The firm also has an in-house communication system that allows knowledge to be shared throughout the team. 

“If one broker is in need of a specific piece of information to assist a client, the entire staff is alerted immediately in order to obtain the best solution for the client,” Swan said. “The clients love it when they realize they have an entire team working for their benefit.”

Over the years, Swan Realty has built an impressive team that includes not only some talented associate brokers but also a software engineer and an entire department dedicated to vacation home rentals.

According to Swan, real estate services and vacation home rentals go hand-in-hand. 

“The vacation home rentals allow us to reach a wide audience of potential home buyers,” he said. “If someone is visiting, they obviously like the area and are a potential buyer. Once they indicate interest in purchasing a home, we pair them with a broker in order to find them the perfect home, which in turn may become a new vacation rental and, at some point, be sold again, completing the loop. Our brokers also love this arrangement, as they are paid when they sell a home, when they bring a new vacation rental online or provide additional ancillary services. We are always looking for ways to create additional customer satisfaction and income opportunities for our brokers.”

Swan also acts as the qualifying broker for Red River Real Estate. Between the two companies, there are currently over 130 properties under vacation rental management.

Future plans for the vacation rental management division include a new entity that will operate in Taos and Taos Ski Valley and will be known as M Properties. M Properties will specialize in the vacation rental management of individual homes and multifamily properties including condominium complexes.

Swan Realty prides itself in assisting clients with not only sales but also services such as private sale assistance, land division, valuations, vacation rental consultation, deed and legal document look-up, foreclosure assistance, free notary public services and resident agent service for out-of-state corporations.

The firm even has a licensed general contractor in the office to provide building and remodel consultation. 

“Homeowners are in need of much more than someone to fill out paperwork to convey a title; they need real and varied services from competent professionals,” Swan said.

Most recently, Swan Realty merged with ABI Real Estate Investments in Taos. The assets of ABI Real Estate Investments, including its associate brokers, will now be operating under Swan Realty. Doug Bachtel, the founder of ABI and 2019 Realtor of the Year, will maintain his status as qualifying broker for ABI while working toward retirement. 

Swan Realty is also an authorized dealer for Whisper Creek Log Homes out of Montana. Whisper Creek’s panelized building system allows for a home to be built in less than half the time of conventional construction. Dry-in times are as little as four days. Large exposed internal beams and log staircases make these homes truly stunning.

Swan Realty is way more than a brokerage, as their menu of services will testify.
