In this new and strange pandemic world we're living in, one constant remains: Homeownership is still a clear financial and social dividing line between the haves and the have nots across this country - and yes, in Taos County, too.

Property owners have seen prices for even modest houses or apartments skyrocket by as much as 25 percent over the course of the last year-and-a-half, while simultaneously watching as mortgage rates have plummeted to all-time lows (around 2.8 percent), which has allowed them to reduce their monthly payments through refinancing.

Overall, this market has increased the wealth of existing homeowners by $1 trillion during the pandemic. One would think fortunate landlords would seek to achieve a balance between what the market allows them to charge working people for rent, and what tenants battered by the pandemic are actually able to pay.
